Every roller is checked for flat spots, play and rust, and the hinges and end bearings with it. Moving parts are lubricated with a product made for doors; the tracks themselves are cleaned rather than greased.
Dozens of bolts and lag screws hold the track, brackets, hinges and opener rail in place, and daily cycling works them loose. Each one is checked and tightened, because loose hardware is what lets a door start to rack.
Cables are inspected end to end for fraying, kinks and rust, and the drums for even, tidy wraps. The bottom brackets they anchor to are checked at the same time, since those sit closest to the wet floor.
The bottom seal, the side stops and the top seal all get inspected for gaps, splits and daylight. A flattened seal is the usual reason water blows under a closed door in a storm.

It depends on use, not on age. In most homes around here the garage is the door everyone actually walks through, so a double door can run several thousand cycles a year and a yearly visit makes sense. A door used once or twice a day can go longer. Shop and warehouse doors run far more cycles again and are usually scheduled more often; see commercial door repair for those.

Between visits, keep the tracks clear and the photo eyes wiped clean, and listen for new noises. Never adjust, loosen or oil a torsion spring, and never touch the cables while the door is under tension — those parts hold enough force to injure someone badly.
